In Progress: Paperboy's Second Location Takes Shape on South Lamar
At ECI, we're thrilled to be part of Paperboy's exciting journey. This Austin culinary gem is known for its mouthwatering breakfast sandwiches and welcoming atmosphere. After transitioning from a humble food truck to a beloved brick-and-mortar spot in East Austin, Paperboy is expanding again! We are proud to be the general commercial contractor for their newest venture at 1401 South Lamar Blvd.
A New Chapter for Paperboy
The new Paperboy location will occupy a 4,000 SF space on the first floor of a newly constructed multi-story building. This project involves a remodel and first-generation tenant finish-out, transforming the space into a specialty breakfast and lunch restaurant. The new location will feature a charming outdoor covered patio for dining, complemented by a stylish and comfortable indoor setting.
August Construction Update
Our team at ECI has made remarkable strides at the new Paperboy location on Lamar Blvd. The interior framing is now complete, perfectly timed for the delivery of HVAC systems, electrical, and utility wiring. Our teams are set to begin these critical installations before moving on to drywall completion. Meanwhile, exterior work is advancing as we prepare to finalize the entry and patio areas, bringing the project closer to its anticipated opening.
Overcoming Challenges in a Bustling Downtown Location
Constructing an upscale restaurant in downtown Austin's bustling area presents challenges and opportunities. The location within a new multi-story residential building adds a layer of complexity, requiring seamless coordination with multiple general contractors. One contractor constructed the building shell, which controls the site, while another completed the building's interior. Our role involves meticulous coordination with both to ensure that Paperboy’s vision is flawlessly realized.
One of the particularly complex challenges we've navigated is obtaining clear structural capacity information from the various contractors involved. This was crucial for supporting the restaurant's design, including installing booths on a raised concrete platform. Through diligent communication and problem-solving, we ensured the project's smooth progression.
Enhancing Community Access to Culinary Delights
The new Paperboy location on South Lamar will bring several long-term benefits to the client and the local community. For Paperboy, this second location in a densely populated area of Austin opens up new opportunities to serve more patrons. The placement within a multi-story residential building means that residents will have convenient access to a top-notch dining experience without leaving their building. The restaurant will also be a delightful addition for those living nearby, offering a new, vibrant breakfast, lunch, or dinner option.
It is a privilege to be working with a client like the Paperboy Restaurant Team and the Chioco Design Team to bring about their newest location in the heart of Austin. Paperboy has chosen us for their second location, in a dense, thriving part of central Austin, located at 1402 South Lamar Blvd. We look forward to helping them develop this new location in an active community.
