When discussing new commercial construction projects, there are various methods used for determining how the project will be developed. Engen Contracting works with our clients to determine the optimal method for each specific project. Whether it’s a negotiated or hard-dollar competitive bid, we fully understand the bidding process and can offer solid numbers based on a clear understanding of job scope.
Negotiated Contract
ECI has worked with many of our clients for years on repeat commercial construction projects. In this instance, negotiated contracts allows for early involvement in the front end planning stage, providing time and cost savings by removing the bidding process. Our partners have the confidence of working with a supplier they already know and trust with results they can count on.
Design-Build
Design-Build is a construction delivery method that provides owners with a single point of contact for both the design and construction phases of a project. Using this method, ECI routinely holds single-source responsibility and contractual risk for every aspect of the build — from estimation, assessments and pre-construction to architecture, schematics, engineering, subcontracting, construction and post-construction. We manage all contracts required for the project including sub-contractors, equipment vendors and materials providers on behalf of our clients.
GMP (Guaranteed Maximum Price)
ECI has developed a variety of projects using the GMP model, with great results. This method reduces risk for our clients while encouraging our teams to bring the project in at the best value. This includes recommending alternate materials or techniques, where appropriate, while not compromising the end product. The client is more closely involved which can be structured to allow them to share in the benefits of cost savings during the building process.
Construction Manager at Risk (CM at Risk)
The CM at Risk is a commercial construction delivery approach in which ECI acts as the Owner's advocate during the pre-development phase, taking the burden off the client in managing and coordinating the project while always keeping their best interests in mind. Using this approach, the ECI team helps select the architect and provides cost estimates throughout the architectural process, which helps keep the budget in alignment and provides a higher level of cost control from the start.
Stipulated Sum
A majority of ECI commercial construction projects have been developed using the Stipulated Sum model. The stipulated sum contract shifts all liability for costs from the client to the contractor, with final payment at the completion of the agreement. Our clients partner with ECI to interpret and execute their goals and this method allows the flexibility to deliver.
Traditional Bid
The traditional bid method for commercial construction consists of the appointment of a designer on one side and the appointment of a contractor on the other side. The Owner must manage two separate contracts, effectively becoming a middleman, which can sometimes lead to project challenges for things occurring outside their control. The construction and design teams are placed more into an inherited role which may not allow for the opportunity to work as closely together as when utilizing other methods. This method has withstood the test of time and has historically delivered many successful projects and is widely used in this industry.
